About Tax Bill Tools
Tax Bill Tools is a free property tax calculator hub for US homeowners. We built it because the existing options online generally fall into one of three buckets: buried behind a mortgage lead-capture form, slowed to a crawl by ads and tracking, or too generic to match your actual tax bill.
Every tool on this site answers one specific question about property taxes — estimating your annual bill from mill rates, quantifying what your homestead exemption actually saves you, projecting 30-year cumulative costs, comparing states for a relocation, and so on. Nothing more, nothing less.
Our principles
- Fast. Pages load in under a second. No heavy frameworks, no pop-ups, no modals.
- Free. No sign-up, no paywall, no "premium" features. You put numbers in, we show you the math.
- Private. We don't collect your inputs. Calculations run entirely in your browser.
- Transparent. Every calculator explains its formula and shows a worked example. We link to public data sources where relevant.
- Honest limits. Property tax math varies by county, city, and school district. We tell you where our estimates break down.

Property tax data shown on this site is compiled from public sources, primarily the US Census Bureau's American Community Survey and the Tax Foundation. It reflects medians at the state level; individual bills vary significantly by specific location and property characteristics.
